Watertown Condo Median Hits $770,000 as Six Sales Post Disclosed Prices in June

WATERTOWN -- A condominium on Laurel Street commanded the month's top price at $1.065 million as six of 14 recorded deed transfers in Watertown carried disclosed sale prices during the period from June 12 through July 11, 2026.

MARKET OVERVIEW Fourteen deeds were recorded during the period, though only six transactions carried disclosed consideration amounts. Among those six, prices ranged from $413,000 to $1,065,000, with a median sale price of $770,000. The remaining eight transfers -- more than half the dataset -- recorded no price, reflecting a common pattern in which trust conversions, estate transfers, and intra-family conveyances generate deed filings without a disclosed sale price. The six arm's-length sales represent a modest volume for a four-week period in a community the size of Watertown.

TOP SALES 29 Laurel St., Unit 29, led all transactions at $1,065,000. Laurel LLC sold the unit to Joshua Goldstein and Berit Goldstein on June 12.

652 Belmont St., Unit 2, sold for $910,000 on June 16. Belmont Street LLC conveyed the property to Ryan Olney and Latanya Hutchinson.

12 Spruce St., Unit 12, changed hands for $790,000 on June 26. Annabel Jane Anderson -- also listed in records as Annabel Jane Bhati -- sold the unit to Cynthia Brossman.

85 Boyd St. sold for $750,000 on June 23. Susan J. Alexander sold the property to Boyd Street LLC.

27 Oakland St., Unit 1, sold for $670,000 on June 22. Amy and Maxwell Herman sold the unit to Shana and Daniel Katz.

NEIGHBORHOOD BREAKDOWN The top two priced transactions were in the Belmont Street corridor and on Laurel Street, both above $900,000. Three mid-range sales -- Spruce Street at $790,000, Boyd Street at $750,000, and Oakland Street at $670,000 -- clustered between $670,000 and $790,000. The lone sub-$500,000 transaction was 56 Ralph St., Unit 3, which sold for $413,000, the period's lowest disclosed price. No single street accounted for more than one disclosed sale.

MARKET NOTES All six sales with disclosed prices involved either condominium units or a single-family property acquired by an LLC, with no conventional single-family sales to individual buyers appearing in the priced segment of the dataset. Four of the six priced sales -- Laurel Street, Belmont Street, Spruce Street, and Oakland Street -- were condominium units, consistent with Watertown's condominium-heavy housing stock. The Boyd Street and Ralph Street sales introduced LLC and individual buyer activity at opposite ends of the price range. Eight of the 14 total transfers appear to be non-market conveyances: trust formations, revocable trust transfers, and apparent intra-family restructurings, including transfers at 49 Commonwealth Road, 62 Marshall Street, 14 Green Street, 23 Woodleigh Road, 39 Jensen Road, and 4 Repton Circle, as well as an LLC acquisition at 24 Gilbert Street and an unnamed-address transfer tied to Irving Street Realty Trust.
