Watertown Home Sales Range From $485,000 Condo To $2.65 Million Single-Family

Watertown recorded 16 property sales between July 3 and Aug. 1, with 11 disclosing a sale price ranging from $485,000 to $2.65 million and a median of $980,000. The period's top sale was 122 Garfield St. at $2.65 million, followed by 16 Russell Ave. at $2.02 million. Five transfers, including two same-day Myrtle Street condo sales between the same two owners, listed no price -- a pattern typical of trust and co-owner transfers rather than open-market deals. Condo units accounted for half of all recorded sales, and four transactions involved a family trust as buyer or seller. The data shows a wide price spread but offers no basis to characterize the month as favoring buyers or sellers.
