The period's top sale was 122 Garfield St. at $2.65 million, followed by 16 Russell Ave. at $2.02 million. Five transfers, including two same-day Myrtle Street condo sales between the same two owners, listed no price -- a pattern typical of trust and co-owner transfers rather than open-market deals. Condo units accounted for half of all recorded sales, and four transactions involved a family trust as buyer or seller. The data shows a wide price spread but offers no basis to characterize the month as favoring buyers or sellers.
