Watertown home sales range from $325,000 to $1.24 million in latest deed filings

Watertown recorded 15 property sales between July 17 and Aug. 15, with 12 of them disclosing a price. Prices ranged from $325,000 to $1,237,500, and the median disclosed sale price was $776,000. The month's top sale was 33 Kimball Rd at $1,237,500, followed by 18 Maple St at $1,200,000. Belmont Street and Lexington Street each saw two recorded sales. Three transactions, all with undisclosed prices, were trust transfers among family members rather than open-market sales. Nine of the 15 transfers involved condominium units. Based on the raw sales count and price spread, the data shows steady transaction volume without a dominant price tier beyond the $500,000-to-$1 million range.
