Planning Board · Meeting of March 11, 2026

Watertown's Planning Board approved special permits for two accessory dwelling units at its March 11 meeting. Architect Patricia Wellborn of Off the Grid Architects won conditional approval for an ADU conversion at 108 California Street, following earlier Zoning Board of Appeals relief for the structure. Jeremy McAdam of Backyard ADUs, representing homeowner Judy Bernstein, secured approval for an 806-square-foot detached modular ADU at 649-651 Main Street, the board's first fully new detached modular unit, built off-site and installed on a new foundation.

McAdam said his company has built "over 75 ADUs across the state of Massachusetts." The board also reviewed a Massachusetts Historical Commission approval for changes to Building 311 at Arsenal on the Charles and spent much of the meeting debating draft hearing rules, including a proposed three-minute public comment limit and a 4 p.m. day-before-hearing written comment deadline, without taking a vote.
